NEED TO VENT!!!!!!!!!!!!!!

So, just about a year ago my G/F decides she wants to move in with me. I think that was a great idea and give her a hand. We decide together to rent her house out so if anything should happen she will have her home to go back too as well as if we decide to get married (down the road) we would have some extra retirement or whatever. We take every precaoution when doing a contract and screening applicants as to try and not have the house trashed by a renter. After quite a few applicants we decide on what at the time seemed to be a great couple. We go over everything and they rent the house. Today, Tina sent an e-mail regarding an inspection of the house and we needed to get some stuff out of the storage shed as one of our friends wanted to see a table she has for sale. The reply she got back has us both PISSED!!!!! The renters have broken a window, gotten a pet after we stressed very much so that pets were not allowed! Put her washing machine outside to rot as it quite working and they wanted a new one anyway and so on and so on... And to top it all off they are not even living together anymore as they are getting a divorce so who knows if they will even continue renting! I am steaming mad right now and for what reason?? You almost hear this exact story every time you rent a home! Why dont people take care of chit? I mean really. We even told them that if thre were any problems to let us know and we'd take care of it!

I could rant for the next few day's but I wont make ya'll suffer! Thanks for listening. Now I wont have to be quite as pissed on the drive home!

Sorry to hear about this.
I hope you got a sizable deposit when you rented to them but even that's hard to enforce these days.
The courts usually side with the tenants except for the fact that they got a dog when you and Tina forbid them to have one in her house.
That might get you a settlement or at the very least the entire deposit back.

Give them a week to get rid of the dog or threaten to start eviction proceedings.

Since they never contacted you about the washing machine you need to make sure they understand that when they leave they must replace the one that was working when they moved in.

I wouldn't have the patience to rent to people who have no respect for the fact that IT'S NOT THEIR HOUSE AND THERE ARE RULES TO LIVE THERE.
